Interested in leasing with us? Here are some answers to some frequently asked questions:

What are your move-in requirements?

We charge first, last and security, in addition to an administrative fee (see below). All applicants are subject to a credit/background check. We encourage you to consider apartments that are budgeted at less than 1/3 of your total income.

Do you charge a rental fee? How much does it cost and when is it due?

Yes, we do charge a $250 agency/administration fee.  This fee is due with your first month’s rent, prior to move-in. There is no fee to apply for an apartment.

Can I cancel my lease or sublet to another tenant?

Unfortunately, we do not allow early cancellations or sublets, without prior written approval. The expectation is that you will be fiscally responsible for the duration of your tenancy. Please reach out if there are any extenuating circumstances and we will do our best to reach an agreement.

Am I only responsible for my portion of the apartment?

No. When you sign a lease, you are responsible for the entire lease, for the duration of the contract. If you have a partner, co-applicant, or guarantor and their relationship to you and/or the residence changes (i.e. move-out, change of circumstance), all parties remain responsible.

Do I need a guarantor?

Not necessarily. If you do not make more than 3x the total rental amount in a year, we encourage you to add one.

Okay, so i just applied. Now what?

Applications are reviewed on a first-come, first-served basis. If you do not hear from us right away, don’t worry! We will reach out based on the upcoming availability of units and will periodically email updates about showings, open houses, etc.

If your application moves on to the next phase and you want to move forward on a particular unit, we will submit your credit/background check. You’ll be asked to authorize this screening via email, through a third party.

The final step comes once we have had a chance to review the results of your screen and check your references. If everything is still a go, we’ll send out an electronic lease. Once all parties have signed the lease, you (and any co-applicants) will receive access to our online tenant portal. Here you can pay balances, log maintenance requests, and contact your property managers directly.

Once all balances are paid, the lease is finalized and move-in instructions are sent out.

How do I pay my rent?

As a tenant you will receive access to your only tenant portal, powered by Buildium. Through this software, you can pay online via ACH or CC. You can also set up auto payments and even take out a renter insurance policy (recommended).

What happens if i have a maintenance request?

You can fill out a maintenance request ticket on your tenant portal. You can also email us at J2krentals@gmail.com. We respond to requests ASAP and prioritize emergencies. You do not need to be home to facilitate any repairs. If you have pets, please let us know (you can do so on your online ticket).

Speaking of pets, Do you allow pets?

 We DO allow pets on a case-by-case basis.

What is included with my rent?

This question is listing specific. Please read the apartment listing thoroughly to understand what your responsibilities/expectations will be.

How does the security deposit work? When should I expect to get that back?

Security deposits are returned within 30 days of your lease termination/move-out date.

When you move-in, you’ll have an opportunity to fill out a property condition checklist. This list allows you the chance to document any known issues, so there is no question of responsibility.

Most of our apartments have been renovated within the last few years. We ask that you treat them respectfully. When possible, use command strips to mount pictures and felt pads on furniture. Try not to make too many holes in the wall (mounting large TVs, etc.). If you have a question about whether something will be permitted, please ask.

If you have a leaky faucet, running toilet, or other ongoing maintenance issue, please let us know immediately. Neglecting a small issue can quickly become a much larger issue, one that you could become responsible for.

Upon move-out, everything you brought into the apartment must leave the apartment. We ask that you don’t leave unwanted items outside or near the dumpster.

If we can work together, there’s no reason why your entire security deposit should not be returned.
